Roofing in The Pinery, Colorado

Douglas County permits, a hail record of its own, and ponderosa pine lots: roofing The Pinery from minutes away in Castle Rock.

Roof Replacement and Repair in The Pinery, Colorado

The Pinery is the unincorporated Douglas County community southeast of Castle Rock toward Franktown, and it roofs differently than the town next door. The lots carry mature ponderosa pines instead of production landscaping, the homes are custom builds with a wider mix of roof materials and geometries than any subdivision, and the permits come from a different desk entirely. We serve it from Castle Rock, minutes up the road, and the work rewards a crew that knows both rulebooks.

Three things drive roofing decisions here: the county's permit rules, a hail record The Pinery has earned under its own name, and the pines themselves.

The Pinery permits through Douglas County, not the Town

This is the part that trips people up. Castle Rock addresses show up all over The Pinery, but the community is unincorporated, so roofing permits run through the Douglas County Building Division, not the Town of Castle Rock's. The county's rules have their own shape: repairs under one square (100 square feet) need no permit at all, re-roofs require a full tear-off, and the work is inspected under the 2021 International Codes.

The Town's mid-roof inspection mandate is a Town rule, and it does not follow us into the county; The Pinery jobs run on Douglas County's process instead. Same street names on the map, different inspector at the door. A contractor who quotes you Town requirements for a Pinery address has not done enough work out here.

The Pinery hail record: NOAA rows and the reported 2026 corridor

The Pinery does not borrow Castle Rock's hail history. It has its own line items in NOAA's storm events database: hail of 1.25 inches on June 22, 2023 and 1 inch on June 24, 2025. Neither storm made the news the way the big Castle Rock events did, and both were large enough to bruise asphalt shingles and dent soft metals.

Then June 8, 2026 arrived. A hail corridor was reported running directly through Castle Rock and The Pinery with stones of 2.5 to 2.75 inches. Those reports are not yet in the NOAA database, but hail that size is a roof-total event on most asphalt, and on The Pinery's mix of materials it deserves a slope-by-slope look rather than a glance from the driveway. If your roof has not been inspected since any of those three dates, that is the first thing to fix.

Ponderosa pine lots: needle mats, ice dams, and wildfire sense

The pines set The Pinery apart, and they work on roofs year round. Needle mats collect in valleys and behind chimneys, hold moisture against the shingles, and clog gutters right when fall storms arrive. Shaded north slopes keep snow longer than open subdivisions do, and melt-freeze cycles at the eaves build ice dams that push water backward under the roofing; our ice dam prevention guide covers the ventilation and ice-barrier details that stop it. On a pine lot, gutter and valley cleanings are not cosmetic, they are roof maintenance.

The trees also mean fire is a fair question. The Town of Castle Rock adopted a wildfire resiliency code for parcels inside town limits; it does not govern The Pinery, but the reasoning applies to any home under ponderosas. Class A fire-rated roof assemblies are the common-sense choice out here, and on custom homes the assembly rating matters as much as the covering itself.

The Pinery roofing FAQs
  • Who issues roofing permits in The Pinery? The Douglas County Building Division, not the Town of Castle Rock. The Pinery is unincorporated Douglas County, so county rules apply: no permit needed for repairs under one square (100 square feet), a full tear-off on re-roofs, and the 2021 International Codes. Confirm current requirements with the county before work starts.
  • When did hail last hit The Pinery? NOAA's storm database lists Pinery hail of 1.25 inches on June 22, 2023 and 1 inch on June 24, 2025. On June 8, 2026, a corridor with hail reported at 2.5 to 2.75 inches ran directly through Castle Rock and The Pinery; those reports are not yet in the NOAA database. Any of the three justifies an inspection.
  • Does Castle Rock's wildfire roofing code apply in The Pinery? No. The Town's 2025 wildfire resiliency code governs parcels inside Castle Rock, and The Pinery is unincorporated Douglas County, which applies its own adopted codes. The logic still travels, though: on a ponderosa pine lot, a Class A fire-rated roof assembly is a sensible choice regardless of which government issues the permit.
  • Do you serve The Pinery from Castle Rock? Yes. We are based in Castle Rock, minutes away, and we work The Pinery and the surrounding unincorporated Douglas County pockets regularly. Free documented inspections with a written photo report apply there just like they do in town; the only thing that changes is which building department we pull the permit from.
