Town Permits, Not County

Castle Rock is home rule with its own Building Division. Re-roof permits go through the Town's eTRAKiT portal, the permit card lives on site, and the permit expires if no inspection happens within 180 days.

Snow Loads Step Up With Elevation

Town amendments set ground snow load at 30 psf below 6,000 feet, 35 psf from 6,000 to 6,499 feet and 40 psf from 6,500 to 7,000 feet. Parts of town land in different bands, so the same house plan can carry different requirements.

Hail Is a When, Not an If

Yes. Castle Rock requires 100 percent tear-off down to the deck, including the old underlayment. Overlaying new shingles on top of an old layer is prohibited, which protects the deck inspection and keeps warranties intact.
